St.
Simons Island is a unique environment not found anywhere else on
the East Coast. A year-round community with the attractiveness
of beach and golf resort life, graced by the Atlantic Ocean,
bound by endless marshes and coastal rivers and sheltered by
majestic oaks draped in Spanish moss. It is a place where
nature takes second billing to none except, perhaps, when the
fire-crackers fly over the Pier on the 4th of July.
Rich in history, there are tabby ruins scattered throughout the
Island harking back to the days of early settlers and the later
plantations that dominated the Island for generations.
Development
on the Island is a mix of old and new, lots of new. Old beach
cottages, bungalows and ranch-style homes are giving way to new
construction, mostly in the form of grand, luxury condominiums
and subdivisions designed with gracious living in mind. Ocean
front, marsh, deep water and golf course properties are highly
sought after with prices soaring over the years, reflecting the
increased demand.
For the purpose of real estate, the Brunwick-Glynn Board of
REALTORS® divides St. Simons Island up into 4 sections. Each
section tends to have it's own unique characteristics and runs
as follows:
S1-South St. Simons Island
This section of St. Simons
offers some of the most diverse environments for living on the
Island. Home of The Village, known as the heart of the Island,
this is the old commercial center with restaurants, bars and
boutiques as well as a theater, library and public park spaces.
The only accessible beaches on St. Simons Island are found in
S1. Some of the neighborhoods or condominium developments in
this section of the Island are:
Butler Mews:
High end homes on or near the
Ocean. This area is highly sought after for it's proximity to
the water and The Village, offering a unique lifestyle. Homes
in this area range anywhere from over $700,000 to $2,000,000.
Beach Club Condominium:
Ocean front development popular as
investment or rental property. Offering 1, 2 & 3 bedroom
floorplans with prices varying depending on the views. Units
range from the high $500's to the low $700's.
Captain's Walk Condominium:
Located within walking distance to
Village shops, these are upscale townhome style condominiums
vary in exterior design and interior layout. With 2, 3 and 4
bedroom homes, these condos vary in price based on the amount of
upgrading and remodeling they have undergone through the years.
Prices have run from the high-$400's to over $600,000.
Coast Cottages:
Newly completed, upscale, beach
development in multi-level cottages. Beautifully designed and
painted in beachy pastels, these homes lie adjacent to the Old
Coast Guard station and Coast Guard Beach. Home of the 2003
Coastal Living Ideal Home, these homes have sold for
and are offered from the high $800's to around $2,200,000.
East Beach:
The only single family ocean front
residential subdivision on the Island. Mostly developed in the
30's and 40's with small beach bungalows and cottages, some of
these have been restored or upgraded over the years, while many
more have been replaced completely by much larger, grand homes.
Prices have risen quickly over the past decade or so with small
lots starting in the mid-$600's. Homes run from around
high-$600's to several million dollars depending on their size
and proximity to the ocean or the marsh.
Island Club:
Developed by Sea Island Company,
Island Club is gated community featuring the Retreat Golf Course
with high-end homes ranging from around $600,000 to over
$2,000,000 depending on the size and style of homes and it's
location in relation to the golf course. Many homes offer
membership application rights to full or partial Sea Island Club
Memberships, making this one of the most sought after
neighborhoods for the ultimate Golf and Island lifestyle.
Ocean Breeze/Ocean View:
Not necessarily true subdivisions in the traditional sense, but
an area near the Village and the Ocean. Located on the very
south end of Demere Road at Ocean Road, this area features a
wide range of homes, from quaint 1940's beach cottages to brand
new multi-story homes. Popular area for family beach vacations
& rentals. Prices vary widely depending on the style,
condition and age of homes. Current home's available in this
market run from the mid-$500's on up.
St. Simons Grand
Condominium: Views
of the ocean and large pool area from every unit make this
condominium very popular as rental property and second homes. 3
& 4 bedroom units with square footage ranging from approximately
1600 to over 2000sq.ft., these homes range from about $1,200,000
to about $1,500,000.
Mid-South St. Simons Island
Located North of Demere Rd. and
South of Sea Island Rd., this area offers a rich diversity of
commercial and residential development.
Barnes Plantation
Condominium:
Recently converted to condominiums, this condo development
offers a great location, just off Frederica, near shopping and
restaurants. Various floorplans offers 1,2 or 3 bedrooms, all
with screened patios or balconies. Amenities in this community
include a pool, management office and fitness center. Prices
run in the mid $200's to upper $300's.
Brockinton Marsh, Brockinton
South, Walmar Grove Condominiums:
Great location on Demere Rd. makes
this community of condominiums very popular for local residents
and out-of-towners. These condos are set adjacent to each
other, some with marsh frontage and views.
Epworth Acres:
Located near the entrance to the Island, this community
developed around Epworth-by-the Sea, a Methodist Church Center
and Retreat. Mostly consisting of brick ranches from the late
60's and 70's, newer homes have been built. This is a solid,
stable, desirable neighborhood with large lots and mature
landscaping. Home prices range from the low $400's up to the
high $700's depending on it's location, mainly interior lots or
marsh front.
Hamilton Landing:
Off Sea Island Road, this gated
community was developed by The Sea Island Company and features
high-end homes, many with Application Rights to Sea Island Club
Memberships. Interior and marsh front lots run from high $200's
to high $300's while homes run from the mid-$600's to over
$1,700,000.
Harrison Pointe:
A very popular and
attractive subdivision located off Frederica Road, near The
Shops at Sea Island. Homes range from the high-$300's on up to
mid-$400's.
Laurel View:
A subdivision on Frederica
Road near everything. Homesites currently available from the
mid-$100's.
Shaw's Bounty:
Established subdivision with
excellent location with lakes and edged by marshes. Custom
built homes with mature landscaping make this a very popular
neighborhood. Homes here have sold from the high $500's to the
upper $900's.
St. Simons Heights:
An older subdivision predominantly
developed in the 60's and 70's with brick ranches. Newer homes
have been built over the years. Nestled back between the north
east corner of Demere and Frederica Rd., this area is popular
for it's proximity to everything and affordability. Prices
range from low $300's to the high $400's.
Mid-North St. Simons Island
This area is north of Sea Island
Road and consists primarily of residential development with the
exception of few smaller commercial development along Frederica
just north of Sea Island Road.
Sea Palms:
An established golf subdivision
established initially in the early 70's around the original Sea
Palms Golf Resort. With large lots and mature landscaping, many
are located on the golf course or with lagoon or marsh views.
Prices for homes range from the mid-$300's to the upper $800's.
Fairway Cottages:
A new subdivision set in
the heart of Sea Palms West next to the Tennis Center. Several
homesites are available with some homes currently under
construction and available for sale. Homes run in the
upper-$300's and lots run in the mid to high $100's.
Glynn Haven: An
affordable community just north of Sea Island Road, made of
mostly small sized lots and older homes, although renovation and
new construction are on the rise. Priced mainly in the
mid-$200's on up to the mid to high $300's.
St. Clair:
An established neighborhood
developed in the 60's and 70's with a lot of mature landscaping,
ranch style homes and large yards. Moderately priced, most
homes average in the mid to high $300's with some newer homes on
the marsh coming in over $600,000.
Marsh Point/The Enclave:
Deep in the heart of the
Sea Palms West, these two relatively new subdivisions are
surrounded by marshes and made up of higher end homes. Priced
from the high $500's to the high $800's.
Bay Tree Cottages/West Lake: Set
inside Sea Palms West, these are two patio home communities, one
with an entry gate, set on the golf course and lagoons. These
two communities offer single-family residential homes with all
the convenience of a condominium lifestyle. Homes run from the
high $300's.
The Commons at Frederica:
A very popular
subdivision near Island landmark, Christ Church, and Oglethorpe
Point Elementary School. A close knit community with homes
ranging in the mid-$300's to over $600,000 for marsh front.
Simonton:
A brand new development off rapidly
growing N. Harrington Rd. with several homes and lots available
in Phase I. Great floor plans, quality construction
and great introductory prices have made this one of the hottest
new subdivision in this area. Prices for new homes
currently under construction begin in the low $400's with lots starting in the
$150's. . Phase II is now available. Resale homes
in Phase I starting in the upper $ 300's.
Windward Pointe Condominium:
The newest luxury
condominium in the area with 3 and 4 bedroom floor plans,
overlooking the pool and marsh beyond. Located in the heart of
Sea Palms, near the Clubhouse and Golf Course. From the
mid-$500's to the high $600's.
Fairway Villas, N.
Golf Villas & The Oaks Condominiums:
Located on N. Windward Drive around
the Sea Palms Golf Course and Clubhouse, these condominiums are
popular for part-time residents and investors alike. Each
development offer various floorplans, styles and different views
of the golf course. Priced from the mid-$200's to the
mid-$300's.
North
St. Simons Island
Butler Plantation:
High-end, multi-acre living in a
gated-community. Large, custom built homes averaging over
6,000sq.ft. are situated on large acreages, many with private
lakes and marsh views. Homes range in the high $2,000,000's
and up.
Hampton Plantation/Hampton
Point: Located at
the northern most point of the Island, Hampton Plantation &
Hampton Point offer a combination of golf course, marsh front
and deep water living near the Hampton River Club Marina.
Priced from the high-$400's on up to several million for deep
water homes.
Plantation Point & Hampton
River Club Condominiums:
Located at the Hampton River Club
Marina, some on the river with extraordinary views! Floorplans
and styles vary and are priced from the low $300's to the
mid-$600's.
