Situated
on the westernmost point of the Georgia Coast, mainland Glynn County and
Brunswick is bordered on the east by several rivers and the famed
Marshes of Glynn which inspired Sidney Lanier's poem of the same
title.
For real estate purposes, the local Brunswick-Glynn Board of REALTORS®
divide main-land Glynn into 4 categories:
B1 - Brunswick
This is among the oldest developed area
of Glynn County and includes the wide array of homes and commercial
properties. Being the county seat, DT Brunswick is where you'll find
the county courthouse and municipal buildings, newly built public
library, marina & shrimp boat fleet and riverfront areas. Newcastle
Street features several blocks of old historic Brunswick with the
renovated Ritz Theater, boutique shops, art galleries and several new,
upscale restaurants. Many residential lofts are becoming available as
old multi-story buildings are being renovated and rehabilitated.
Some
Neighborhoods/Areas include:
- Eastview:
Adjacent to the Goodyear Park area
close to the college, hospital, and the Glynn County stadium. Homes
range around the low 100's.
- Goodyear
Park: Near the hospital,
community college and elementary school off US17. Current home with
homes ranging from low 30's to low 100's.
- Habersham
Park: Established community on
the south end of Brunswick along US17 with homes ranging from
mid-50's to the low-100's.

Montpelier: Older,
established area off US17, near businesses, hospital and college.
Current home prices range from $21,900 to $60,000.
- New Town:
Community of older homes north of
Gloucester, mixed with commercial areas and close to DT business
district. Home prices range in the modest 20's to high 60's.
- Old Town: Located
south of Gloucester, this area combines historic Victorian homes
with homes built in the early 30's to 60's. Close to schools,
government offices and all other commercial areas. Home prices
range widely in this area due to differences in age, style and level
of renovation with a range from around the low 30's to the
mid-700's.

Riverside: Waterfront on
the Back River facing St. Simons Island. Rapidly growing
neighborhood with deep water lots, luxury homes and a community
dock. As older homes give way to new construction, prices are
increasing with average home prices from around the low 300's to
over a million.
- Urbana:
Located off MLK and close to DT
business with older homes and bungalows. Current home prices
average around $40,000.
- Windsor
Park: Established
neighborhood between US17 and Old Town. Larger lots and quiet
wooded streets and it's proximity to DT business and US17 make this
a popular area. Home prices range from the mid-60's to low 200's.
Central Glynn
Central Glynn encompasses a large area
just outside of Brunswick proper going north on US17 up to Chapel
Crossing Road, just south of FLETC and west towards I-95. This is a
diverse residential and commercial area, home to more recent
commercial development with large national chains like Wal-Mart, Home
Depot, Staples and Bed, Bath & Beyond.
Some
Neighborhoods/Areas include:*
- Bel Air:
Located near Spur25 by I-95
and close to everything, this area is home to moderate homes built
as recently as the late 90's and as old as the 50's. Evident in the
various styles found here, but are predominantly ranch style home.
Home prices run around $100,000.
- Belle
Point: Subdivision located
off US17 North near the Brunswick Country Club and adjacent to the
marsh. Widely varying home sizes and styles, with some homes on the
marsh create a very wide array of home prices. Home have sold in
the low 100's and as high as the high 300's.
- Beverly
Shores/Country Club Heights:
Mostly built in the 1960's, this area is
located between US17 N and Altama Avenue north of Spur 25. New
conveniently located to shopping, office parks and FLETC, there have
been several new construction in this area recently raising average
home prices. Homes run from around the low 50's up to the low
100's.

Culligan's Landing: Newer
Subdivision near Beverly Shores and Country Club Heights built
around 2001 with homes averaging about 1,500sq.ft. Prices range in
the 90's.
- Cypress
Run: Located off Old
Cypress Mill Road and close to everything, this is newly developed
subdivision is one of the few of it's kind in Glynn County. Made up
of duplexes, these homes are full size, individual residences,
varying in size, attached on one side to another home just like
it. Many homes have lake views and prices range from the low 90's to
the mid-100's.
- Ellis
Point: Small neighborhood
tucked between Route 303 and 341 in the western part of this
region. An older, established neighborhood developed in the 1950's
through the 1980's. Home prices average in the 50's to the low
100's.
- Lakewood:
Community of homes developed in the late 80's and 90's near Cypress
Mill Rd and Spur25. Home prices run from the low to mid-100's.
G2 - North
Glynn
North Glynn County is one of the most
rapidly developing areas in the county. Home of
FLETC, the Federal Law Enforcement
Training Center, there are many new subdivisions being developed along
FLETC's north end. A new elementary and middle school have opened in
this area as well. Accessibility to FLTEC, I-95 and other commercial
and business districts have made this area extremely popular over the
past few years. Spanning the northernmost sections of the Glynn County
and west past I-95, this is a large area covering a very diverse market.
Some
Neighborhoods/Areas include:
- Cate's
Bounty: Located off Cate
Road on the west side of I-95, this small subdivision is near the
local elementary school and convenient to the highway and business
centers. Developed in the late 90's, these modest homes average in
the low 90's to 100's.
- Country
Walk: One of the many new
subdivisions found on Harry Driggers Blvd near the new elementary
and middle schools. Currently being developed, these homes run in
the high-100's.
- Deerfield
Station: Off US17 N, this
subdivision was developed mostly in the 1980's. Near FLETC, with
nice sized lots, affordable and convenient. Homes run in the
mid-90's to low-100's.
- Eagle
Crest: New subdivision off
Harry Driggers Blvd near FLETC entrance, featuring large 3 to 4 BR
homes, some with lake views. Home prices run in the high 100's
to mid-200's.

Huntington Lake: Newer
subdivision on west side of I-95 off Cate Road. Upper-moderate homes
developed around a lake. Homes run in the high-100's.
- Marshes
of Mackay: Older
(by North Glynn standards), established subdivision with large
homesites. Built mainly in the 1980's to 1990's with some older and
newer homes, this is a popular neighborhood due to the large yards,
mature landscaping and location.

Nottinghill: Great FLETC
location, off the Glynco Parkway and near I-95. Built over the past
7 or so years with good size homesites and a beautiful lake. Prices
vary depending on age, size and location and run in the low 200's to
the mid-300's,
- Oak Grove
Island: One of the most
prestigious new subdivision/golf course development in Glynn
County. Located off Hwy.341 west of Exit 36 of I-95, this gated
community features luxury homes located on interior lots, golf
courses and marsh. This community also features a club house and
community dock and sells from the high-200's to over $800,000.
- Palmetto
Place: Small neighborhood
located off Cate Road, west of I-95. Developed around 1990, these
homes are situated on fairly large lots and average in the low to
mid-100's.
- River
Ridge: On the marsh side of
Hwy.341, west of I-95, with homes built between the mid-1980's to
the late 1990's most homes have good sized yards and fairly mature
landscaping. With homes on interior lots and on the marsh, some
with deep water access, prices vary widely from the mid-100's to the
low 300's.
- Timber
Ridge: Located west of
I-95 off Canal Road, this popular subdivision begun in the late 90's
has mostly moderate homes under 1,800 sq.ft. Construction is still
underway on new homes and prices run in the mid to high-100's.
- Windward
Acres: Located on the east
side of US17 North, this is an older, established neighborhood with
large lots and mature landscaping. Built in the late 70's and early
80's in a great location, some homes have lakeviews while others
enjoy the marsh. Prices in this area range from in the low to
mid-200's.
G3 - West Glynn
West Glynn County is another rapidly
growing area of our community. New development continues to spread
farther and farther from the central city. This area encompasses most
of Glynn county south of the South Brunswick and Turtle Rivers. While
there is not much commercial development on this side of Glynn County,
residential development is booming, with business development likely to
follow.
Some
Neighborhoods/Areas include:
- Blythe
Island: Located on the
Turtle River with deep water access, this is a hidden, often times
overlooked area of our community. New development has begun on
Blythe Island, but it still offers deep water access or marsh views
without the high prices of St. Simons Island and Oak Grove Island.
Homes vary in price depending on it's size, age, location and views
and run from the low-100's to upper $700's.
- Cameron:
This new subdivision is made up of moderate homes within the Blythe
Island Community. Begun in late 1990's with new construction
on-going, homes run in the low to high 100's.
- Cinder
Hill: Located south
on US17 west of Exit 29 off I-95, this new subdivision features
large, upper-end homes on good sized lots. Near a new elementary
school, homes here start in the mid-200's and go up to the
mid-400's.
- Drake's
Landing: Another new
subdivision, located off US17 South and Buckswamp Rd. in an area
experiencing tremendous amounts of new development. These large,
upscale homes are priced in the low-200's to low-300's.
- Fancy
Bluff: Located just east
of I-95 off US17 South. Older, established neighborhood with homes
built from the late 1950's to as recently as 2001. Some homes are
located on the Fancy Bluff Creek and on the marsh with beautiful
views. Prices vary depending on location, size, age, level of
renovation and updating and run from under 100 to the mid-200's.
- Royal
Oaks: Located on the
Satilla River, east of I-95 on US17 South and begun in the late
90's, this neighborhood features homes on interior lots, marsh and
deep water and has a community dock. Homes range from the high
100's to about $500,000.
- Somersby
Pointe: This new
subdivision is situated off US17 South west of I-95 and offers a
walkway to the newly built Satilla Mash Elementary School. Homes
vary in sizes and range from the mid-100's to the low-200's.
- Willow
Creek: New subdivision
across from Satilla Marsh Elementary School near Somersby Pointe
Subdivision. Smaller than surrounding new subdivisions, these homes
are priced in the low to mid-100's.
